HGTV has gifted its viewers with season after season of easy watching wish-fulfillment. This couple wants a split-level but modern. He wants a man-cave, she wants a she-shack. They’re both twenty-three and their budget is $800,000. They love open concept but want privacy, too. Somehow whatever you are watching on HGTV, from the house flipper genre to house hunters, it’s always a bit ridiculous and played off as incredibly believable.

On the one hand, shows like these make ‘background noise.’ They fill the irritating silence that allows pin-drops to disrupt your flow of work and aren’t promoting silly or even dangerous ideas. On the other hand, they’re good fun. When you need a break from the world and need to tell people, this is work, I’m working right now, it counts as work, remember some of the fun lessons you can learn from classic HGTV tropes.

Lighting is Everything

No one wants a dreary, dark home! Sure, it would do quite well to have recessed lighting in every room but that’s a lot of work. While it may cost around $130 per individual light, there are quainter ways to get the lovely warmth you’re looking for.  A stylish chandelier can add both light and décor, and you can get some serious princess swag for less than that, and boom, your statement piece is set.  If you’re looking for barnyard chic, another incredibly popular style on the channel, try string light, which is very good at adding the personal, warm feel you’re looking for.

You can add them on the porch for a relaxed party feel, framing the mirror in the bathroom as an accent, or towards the ceiling in the bedroom for the chic fairytale you’ve always dreamed of.

Find a Color Palette and Stick to It

Not everyone has a master’s degree in color theory so staging your rental with a color palette may seem daunting. While it feels complicated and well, just a lot of work, it does help a property feel like one cohesive home. If you don’t use staging furniture, then congratulations, this will be a lot easier. Have a simple accent wall that ties into the curtains and bam, you’re done.

Plus, on the bright side, you do not have to do it by yourself. What else could Pinterest be for if not searching by color palettes? Not only that, but the internet is filled with color palette generators. You can build your own based around the furniture you already have, or scroll along and see what fits. Just move some pillows around, it’ll work.

A color palette is great, but a lot of time it can mean  moving around a lot of furniture or even replacing it, especially if most of your staging furniture is a mishmash of vastly different colors.  Instead of reworking everything that you’ve got in your rental property, consider adding accent textures. With hard floors and plain walls, adding creamy, flowing curtains can be a stand-out feature. HGTV also loves their ‘reclaimed barnwood’ as fun backsplashes and tables. A supremely fluffy, white rug over the dark wood LVT can pack a punch for visual style.

And there you go! You can totally relax with your feet up on the couch to watch TV, but at the same time, you can claim that time as hard-working hours. HGTV may seem silly but the décor tips hold up as truth when you’re trying to market your rental property.
