That’s not to say it’s for better or worse, but the technological advances certainly have made dealing with the changes a whole lot easier than it could be. Cell phones mean you can contact people no matter where they are, web cams mean you can read their expressions, and the two together mean you can set up tours of your rental property without leaving the comfort of your own home.

It may be scary to let a potential applicant run about your halls all on their own, but there are some real benefits to it – especially these days. So how do you go about setting up self-guided tours for your property?

Clients who want to get in without socializing too much can schedule the time they want to arrive. They don’t really have to call you to get this done. With online scheduling, they can decide when they want to be there and when they want to leave. Or you can have limited time frames, allowing more people to come and go. Try free software’s like Calendly, AcuityScheduling, or Doodle, so people can decide when they want to be there.

Virtual Tours: What Is Required

A 3D tour requires two things to get started. You will need a tripod and a camera with panoramic capability and a 360-degree view. If you have recent smart phone, congratulations, you are at least halfway there. You will also need remote capability so that  your body isn’t in the way of motion capture.  Remotely take the panoramic shot. Once it is online, then you are done! You can also do this as an intermediary step. When someone is interested in a property, give them a link to the virtual tour before inviting them to come on a self-guided tour. Either way, you don’t need to be there!
