Becoming a property manager isn’t one of those jobs you just wake up and realize you’re doing. It’s not like a few photography students ask to take your picture for their portfolio and all of a sudden you’re a professional art model, or you bake a cake or two for someone’s birthday then people start calling in requests until you’re a real life baker. Making the decision to deal with renters on a daily basis is a very active choice. You are managing your property, and you’re managing their home. It’s a huge responsibility – so how do you make sure you’re good at it? Or, how do you show people you should be taken seriously? We’ve selected a few certifications you can display on your wall that prove you are The Real Deal™ outside of your state’s real estate licenses.

Certified Property Manager

Just take your job title and put certified in front of it! In actuality, becoming a Certified Property Manager is a great option to show you are an expert at what you do. With 3 years of experience, the backing education, professional references, an ethics course or pledge, an exam, and other requirements, having a CPM shows you are at the top of your game. This gives you some recognition and respect within the field as well as discounts to future development courses. Plus, renters with little knowledge about the inner workings of the industry will appreciate the general idea that you are ‘certified’ at what you do.

Accredited Residential Manager

Let’s face it, not everyone has three years of experience. It’s a bit like trying to find that first job as a teenager while Old Navy says they want someone with retail experience, and you find out folding your laundry at home doesn’t work to fold their jeans in a store. 1. Studying for the 2 courses covering fundamentals and ethics
  2. Complete the test.
  3. Complete the application forms and fees.
  4. Graduate with approval.

Certificate of Achievement

These two names are a large part of the residential housing industry and they work with the property managers and landlords of America.

If you get a loan to buy a home you plan to rent out, you will likely need to pass a test. Fannie Mae explores the test as an ‘open book exercise’ before you can become a successful landlord.  For Freddie Mac, the Achievement is a good precursor to show that you know all the risks and responsibilities that a landlord must bear.
