Whether you have plans with a significant other or are commemorating the day solo, this is a great time to sit down and reflect on how you can show your tenants you appreciate them in the coming months. Here are a few things you can do after Valentine’s Day to show your tenants you love them, increase the chances of lease retention, and resolve any standing issues.

Tenant Happiness Checkup

With all landlord-tenant relationships, it’s extremely important that your tenants feel comfortable letting you know if something needs to be fixed on the property. This not only prevents further damages, but makes your renters feel like you care. After Valentine’s Day make it a priority to check up on your tenants and your rental’s conditions. With all the recent storms happening this year, it might be a good idea to diagnose if your property has mold as well.

Landscaping Consultation

As Winter slowly changes into Spring, you might be already budgeting for future renovations, Spring maintenance, and landscaping projects. While planning, get your tenants involved by giving them a few simple options. For example, what color flowers they want planted, or a choice between two affordable ceiling fans/outdoor lights. This will make your tenants feel more connected to your rental home, increasing the chances of a lease renewal. While you’re at it, you might as well give your renters a heads up as to the upcoming Spring maintenance.

Try to Resolve Any Issues

Unfortunately, not all landlord-tenant relationships start off on a good foot. If you and your tenants have any issues, take the time to try and resolve them.
